Currently the Springfield Metro Area is experiencing lower than normal rental inventory. 

With this unprecedented shortage of available rental homes we are are seeing the following:

  • Rental prices rising.
  • Multiple applications coming in on most homes everyday.
  • Home Owners looking for strong applicants.
  • Residents renting homes sight unseen.

We do keep our website up to date hourly so if you see a home on the site, it is still available, but it is possible there are other applications being worked on for that home.

Our policy is to hold homes for the first approved application with a holding fee down on the property.  We then let all other applicants know the home is no longer available and see if any other homes we have available might work as well.

Our applications are good for ANY of our homes and for a 60 day period.

Also due to COVID we are protecting our residents by not showing homes that are currently occupied. On the flip side of this we are doing everything possible to ensure we do have pictures and (when possible) a video walk through of the homes that are still occupied.

As we are seeing multiple fully qualified applicants we wanted to share a few tips to help speed up the application process and help give you the best shot at the home you are interested in.

  • Have everyone apply as soon as possible
  • Have a copy of your payment ledger from your current Landlord
  • Have a copy of your most current paystub/proof of income.
  • Watch for email communications and read them thoroughly

There will be times where things do not work out but it will not be for a lack of trying on our side.
